1. When is the mayor available?

2. What taxes do I pay in Osage Beach?

The City of Osage Beach does not have a property tax. The City is funded solely on Sales Tax collected on sales made within the City limits of Osage Beach. The City collects sales tax equal to two percent (2%); of which one percent (1%) funds the General Fund, one-half percent (0.5%) funds the Transportation Fund, and one-half percent (0.5%) funds the Capital Improvement Fund.

3. I have a short-term rental in the city, what are my requirements?

A short-term rental, or a short-term vacation rental (STR), is defined as a rental of a residential dwelling or unit for periods of less than 30 consecutive days.

The City of Osage Beach does NOT have specific regulations that restrict or prohibit short-term rentals within our residential zones or in commercial zones where residential condominiums are a permitted use; except for the R-3 multi-family zones, which do have a requirement of a 30-day minimum stay.

A City of Osage Business License or Occupational License is NOT required. Renting residential property in and of itself does not meet the City’s definition of engaging in business. However, property management of other similar activity may meet said definition to require a license. Contact the City Clerk’s Office for more information.

Collection of Sales Tax and Lodging Tax is required! 

                a) Sales taxes are required to be collected and remitted to the State of Missouri. The City’s sales tax to be collected on applicable rental charges and other applicable services (i.e., cleaning service) for Camden County portion of the City = 7.475%, Miller County portion of the City = 7.725%.  Contact the Missouri Department of Revenue for tax identification registration and tax forms for remittance. https://dor.mo.gov/business/

                b) Lodging taxes are required to be collected and remitted to the county where the property is located. For properties in Camden County, lodging tax of 3.0% are to be collected on rental charges; for properties in Miller County, lodging tax of 5.0% are to be collected on rental charges. 5. Can I set off fireworks in Osage Beach?

Displaying, selling, discharging or manufacturing of fireworks is prohibited within the city limits of Osage Beach. However, a permit may be obtained from the city to allow discharging of fireworks within city limits. The permit will specify the date, time, location, property owner and responsible party to conduct the display. City applications for a firework permit are processed by the chief of police, issued by the city clerk, and are required to be submitted at least seven days in advance of the date of display. The application may be downloaded from the website or picked up at City Hall from the Office of the City Clerk. Prior to applying for the City Fireworks Permit, a permit from the State Fire Marshal or the Osage Beach Fire Protection District (OBFPD) must be obtained and a copy provided with the Fireworks Permit Application.

6. How do I get a burn permit and why do I need one?

The Osage Beach Fire Protection District maintains and issues burn permits for the residents and businesses of Osage Beach. Information on the OBFPD call (573) 348-1221 or www.obfire.com. To check burn conditions and/or to obtain a burn permit call the Lake Area Burn Line at (573) 365-6407.
