Application Process
For residential projects, the Osage Beach Building Department requires a completed and signed Residential Permit Application. Each permit has specific instructions and requirements, so please read over the packet carefully and provide the requested documentation through the Plans & Permits Form.
Following approval, permits can be paid for using our online payment system. Do NOT pay for a permit until the application has been approved by the Building Department. All permits and fees must be submitted and paid prior to doing any work.

HVAC and Water Heater Permit
HVAC and Water Heater Permit Application
A permit must be obtained before altering or replacing any existing plumbing or mechanical system, including water heaters and HVAC equipment, within the City of Osage Beach. Although dependent upon the scope of work, in many cases only a single inspection will be required to ensure proper installation location, wiring, plumbing, venting, etc. as per the adopted 2018 International Building Codes and 2017 National Electrical Code. There is no fee for this permit.
A permit is not required for the replacement of any minor part that does not alter the approval of equipment or an appliance or make such equipment, appliance, or system unsafe.
Processing Period
Permits and plans submitted are addressed in the order they are received. Commercial permits are typically issued within 10 to 15 business days, while residential permits are processed within 5 to 10 business days from the time of application. However, additional time may be required based on the complexity of the plan review, specific City or State requirements, or any outstanding fees or incomplete application details.
Inspections
The permit applicant or an authorized designee is responsible for scheduling all required inspections. The contractor or property owner will be held accountable for any work completed without an official inspection by the City of Osage Beach.
