Demolition

Application Process

For the removal or demolition of any building, structure, or part thereof, the Osage Beach Building Department requires a completed and signed Demolition Permit Application. Each permit has specific instructions and requirements, so please read over the packet carefully and provide the requested documentation through the Plans & Permits Form.

Following approval, permits can be paid for using our online payment system. Do NOT pay for a permit until the application has been approved by the Building Department. All permits and fees must be submitted and paid prior to doing any work.

Surety or Cash Bond Required

  • A surety or cash bond in the amount of $2,000 is required for each job. Online payments are not accepted.
  • We accept surety bonds or checks made out to the City of Osage Beach.
  • The bond will be promptly refunded when the repairs have been inspected and approved. 

Processing Period

Permits and plans submitted are addressed in the order they are receivedCommercial permits are typically issued within 10 to 15 business days, while residential permits are processed within 5 to 10 business days from the time of application. However, additional time may be required based on the complexity of the plan review, specific City or State requirements, or any outstanding fees or incomplete application details.

Demolition permits are valid for 45 days after issuance. A permit may be renewed only one time for an additional 45 days with permission from the Building Official.

Inspections

The permit applicant or an authorized designee is responsible for scheduling all required inspections. The contractor or property owner will be held accountable for any work completed without an official inspection by the City of Osage Beach.
