Inspection Requests
The permit applicant or authorized designee is responsible for scheduling all required inspections. Requests must be made at least 4 hours in advance, and the permit number must be provided at the time of scheduling. Missing required inspections may cause construction delays.
- Afternoon Inspections: Call the Building Department at (573) 302-2030 before 12 p.m. to schedule an inspection for the same day (minimum 4 hours notice required).
- Morning Inspections: Call Building Department at (573) 302-2030 after 12 p.m. and the inspection will be scheduled for the next business day.
Required Inspections
The following inspections are required for both residential and commercial buildings within the city limits of Osage Beach. Remember, you must call for inspection before you pour or cover.
- Concrete piers, footings, foundation walls, and slabs.
- In-ground plumbing and electric.
- Rough-in plumbing, electrical, mechanical, and framing.
- Electric meter: Ameren will not hook up without a sticker from the City of Osage Beach. It is the contractor’s responsibility to contact Ameren at 1-800-552-7583.
- Water includes service line, service line tap, and final inspection.
- Sewer includes gravity line, pressure test, lift/grinder station, electric meter, and final inspection. Easements and pump numbers must be provided.
- Building final before use or occupancy.
Certificate of Occupancy
A Certificate of Occupancy will be issued after the final inspection is approved. Water and sewer inspections must be completed before this certificate can be issued.
Per City of Osage Beach ordinance, a building or structure cannot be used or occupied until the final inspection is approved by the Building Department, and the Certificate of Occupancy is issued by the Building Official.
